The first 14 days generate the most showings, the most buyer interest, and the most offers. After 14 days, a listing starts to feel "old." After 30 days, buyers assume something's wrong.

What happens in those first 14 days determines:

  • Whether you get multiple offers or zero offers
  • What price you actually close at
  • How long it sits on market

So what should your listing include to crush that first impression?


The Essential Elements

1. Professional Photography (The Non-Negotiable)

You need:

  • Exterior shots in best light (golden hour)
  • Staged interior (living room, kitchen, bedrooms, bathrooms)

2. Compelling Written Description

Agents spend 5–10 seconds reading MLS descriptions. Make those seconds count.

3. Honest Disclosure

If your home has a roof that's 18 years old (approaching replacement), disclose it upfront.

Yes, you lose some buyers. But you avoid inspection shocks where buyers demand $20K credits.

Strategy: Disclose known issues in listing. "Roof at 18 years, cosmetic only, scheduled for replacement." This frames it as managed, not hidden.

4. Drone Video or Virtual Tour

For luxury homes ($800K+), a drone video showing lot size, views, neighborhood, and context is expected.
