Spring brings the largest buyer pool of the year. Families time moves around the school calendar, inventory rises alongside demand, and homes generally show best with landscaping waking up.
The trade-off: more competition from other sellers. Your home needs to stand out, not just show up.
Summer (June–August): Strong Activity, Especially for Relocators
Summer keeps buyer activity high and is peak season for California relocators and Tahoe second-home buyers taking advantage of good weather to travel and tour in person. Longer daylight hours mean more showing flexibility, and Tahoe-area listings often perform especially well as buyers experience the lake lifestyle firsthand.
The trade-off: vacation schedules can slow down responsiveness on both sides — buyers touring while on trips, and sellers coordinating around their own summer plans.
Fall (September–November): The Serious-Buyer Window
Fall inventory typically thins out, but the buyers left in the market tend to be serious — often relocation-driven and working against year-end timelines. Less competition from other listings can mean your home gets more attention per buyer.
